Apricus Realty Capital Acquires IOS Parcel within the Houston Ship Channel Industrial Corridor

HOUSTON (Sept. 8, 2025) – Dallas-based Apricus Realty Capital, a leading real estate investment firm specializing in industrial outdoor storage assets (IOS), acquired a 9.2-acre IOS property at 403 W. Brentwood St. in Channelview, about 18 miles east of Houston off I-10. The property is leased to GFL Plant Services LP, an industrial services provider supporting the Houston Ship Channel’s petrochemical industries.

The site includes approximately 50,000 square feet of specialized industrial improvements, including 10 wash bays/sumps, multiple above-ground process water tanks, a clarifier tank, enhanced sprinkler/shower system and electrical improvements. The fully stabilized yard is secured with fencing, lighting and extensive concrete/calcium phosphate base.

Located within the Houston Ship Channel industrial corridor, the property offers direct connectivity to I-10 and Beltway 8, providing access to the Houston port, refineries and other key industrial hubs.

“The location is a critical component to this property’s attractions,” said Apricus Managing Principal Matt Haley. “The Houston Ship Channel is the largest petrochemical production area in the United States with major facilities owned by Exxon and LyondellBassell. “

Apricus acquired the property in partnership with ABR Capital Partners, continuing the firm’s programmatic joint venture focused on IOS aggregation. Apricus Senior Vice President Garrett Marler and Vice President Cort Martin led the acquisition.

Martin highlighted the competitive positioning of the asset as a key factor in the success of this transaction.

“Few IOS properties in the Houston market combine this level of site infrastructure with direct access to the Ship Channel corridor. The facility is purpose-built to serve petrochemical and industrial tenants with highly specialized needs,” he explained.

“We continue to focus on three- to 15-acre IOS sites in Texas’ core logistics markets,” Marler said. “This property is a prime example of an infill location with high barriers to entry, limited supply and strong tenant demand.”

The acquisition expands Apricus Realty Capital’s IOS footprint across Texas and builds on its growing portfolio of properties located in major industrial corridors.
