Apricus Realty Capital Acquires 6.9-Acre IOS Facility in Houston in Sale-Leaseback
HOUSTON (Oct. 1, 2025) – Dallas-based Apricus Realty Capital, a leading real estate investment firm specializing in industrial outdoor storage assets (IOS), acquired a 6.9-acre industrial facility at 14333 Sommermeyer St. in Houston, in a sale-leaseback transaction with CW Metal Products, a supplier of roofing metal trims and flashings.
“With 80,295 square feet of improvements, the infill parcel is located in Houston’s highly sought-after Northwest Inner Loop submarket,” said Apricus Managing Principal Matt Haley.
The property features two buildings with approximately three acres of outdoor storage. The improvements include 4,000 amps of power, crane-served with a fully climate-controlled warehouse. The site benefits from excellent access to Hempstead Highway, Beltway 8 and Highway 290, connecting it to Houston’s major distribution corridors.
Apricus acquired the property in partnership with ABR Capital Partners, continuing its programmatic joint venture focused on IOS and infill industrial aggregation. Apricus Senior Vice President Garrett Marler and Vice President Cort Martin led the acquisition. Barrett Gibson, Jason Tangen and Paul Dominique of Colliers Houston represented both parties.

Martin emphasized the importance of the submarket, noting “the Northwest Inner Loop industrial submarket is 97% leased, land-constrained and strategically located near Houston’s urban core. This property allows us to participate in both near-term cash flow and long-term rent growth.”
“Our focus remains on infill sites with mission-critical tenants and replacement cost advantages,” Marler said. “Sommermeyer sold for well below replacement cost, providing a compelling basis for future value creation.”
The acquisition further expands Apricus Realty Capital’s growing footprint of IOS and infill industrial assets across Texas.
Now, Apricus Realty Capital’s portfolio includes 16 properties totaling over 87 acres.
